Tamarac Square Shopping Center - Denver CO
Tamarac Square Shopping Center, built in 1974, was a popular "specialty center" containing 90 shops, restaurants, and a six-screen movie theater. In 1994, the property experienced a substantial fire and, although fully repaired, it struggled with high vacancy rates. It was purchased by Developers Diversified Realty Corporation (DDR) in 2001. In 2012, the Target Corporation purchased the property as part of a large infill redevelopment program and built a Target store, which opened in 2013.
DMG was engaged by DDR as consultant and construction manager to commission the site investigation and manage utility abandonment and relocation, asbestos abatement, and demolition of the 175,000-square-foot facility, along with Old Chicago and Applebee's restaurants. The DMG remediation process reduced their planned expenses by 28% and delivered the project 4 months earlier than originally planned.

On of the most difficult tasks in planning a demolition is preparing the project specifications contractors use to estimate and manage a project. Working together with Kimlely Horn, we used this project to develop a customized drawing format specifically for demolition purposes. This format injunction with the DMG process has reduced contractors errors in bidding and project delivery to such an extent that change orders from specification errors is almost non existent. This value added process is now used on every DMG project.
