The Mile High Dog Track with the famous pronouncement, "Here comes Rusty" conducted its final race in 2008.  After several attempts at various reuses, the property was purchased by the Commerce City Urban Renewal Authority in 2008 as one of three identified urban renewal areas and designated for future mixed-use development.  Responding to community concerns that the vacant facility would deteriorate and become an attractive nuisance, the city quickly moved forward with the demolition and focused their attention on the future development .

DMG was engaged by the city as consultant and construction manager to facilitate the entire planning and execution of the remediation/demolition.  Beginning with due diligence / risk assessment, DMG provided the cost modeling and project approach, which the City Council evaluated and approved. The total cost of the project was anticipated to be $5.8 million; however, with effective implementation of DGM’s environmental, demolition, and value engineering strategies, we completed the project at $3.2 million saving the taxpayers $2.6 million.

DMG worked closely with Commerce City Historical Society and other community leaders in organizing multiple community salvages and charitable donations.

Team Recognition

The Mile High Dog Track presented several challenges for our environmental contractor.  Most noteworthy, was the discovery of an undocumented dump site containing 62,000 CY of non-friable material. 

Working together, LTE Environmental and Hudspeth Inc., developed the remediation plan approved by CDPHE that obtained the NAD (No Action Determination).  They accurately estimated amount of soils to be removed within 5% of forecast and completed the project 15% lower than all other contractors bids.
