The

Di Nardo Management Group

DMG understands that in the conceptual / due diligence phase of most redevelopment projects, investors are conservative with funds while key decisions are being evaluated. Regardless, they need to obtain cost estimates and budgets for every phase of work, including design, architectural, entitlements, infrastructure, zoning, legal, and construction, as well as demolition / site remediation. Most generally enlist the advice from knowledgeable associates to obtain "rough" costs, and then add in contingency costs to quickly determine if their economic model is viable.  However, when considering all the environmental, civil, legal, community, utility, historical, permitting, and regulatory issues inherent in construction projects, this practice is risky and overlooks critical components, which can mislead major investors and result in costly change orders in the future.  DMG ensures this does not happen.

The root cause of 90% of all change orders on demolition, asbestos abatement, and environmental remediation projects are a direct result of inadequate due diligence!

DMG’s due diligence process provides clients -- both large and small -- with a comprehensive analysis, capturing 100% of the activities associated with remediation / demolition projects from start to finish. Our due diligence actions provide clients with an accurate summary report and cost model that includes:

  • Estimated costs with scoring on contractor direct and indirect costs

  • Estimated costs with scoring on professional / engineering support direct and indirect costs

  • Realistic estimated times to complete each activity

  • A quality review of all preexisting documents, such as surveys, environmental reports, building drawings, civil drawings, etc.

  • A risk assessment for each major activity, along with defensible strategies for each

  • Recommendations on how to proceed

Our goal is to provide clients with reliable and sustainable information so they can focus their efforts on other critical items, such as finance, design, and construction.
