Children's Hospital Campus - Denver CO

Children's Hospital presented a broad scope of work with unique challenges rarely encountered on a single project.  It included decommissioning of the facility as a hospital, surgical cut and mothballing of a 10-story historical structure, surgical cut of a 5-story medical office building and recommissioning it for occupancy, rerouting of 3 city blocks of utilities, asbestos abatement and demolition of 13 structures by both traditional methods and high reach  technology, and construction of new sewers and sidewalks.  This project also included extensive community involvement and an aggressive salvage and recycling program.

DMG worked with Cherokee Investment Partners and REGen LLC  from the initial "Request for Developers" in 2014 to the final sale of the property to Exempla in 2009.  This investment group relied on DMG to develop, implement, and manage every phase of the project -- from initial due diligence and cost modeling, to preparation of technical specification, to selection of the engineers/consultant/ contractors, to day-to-day management of the project.

As part of the project, DMG worked closely with local community groups, neighborhood associations and charitable foundations organizing community salvages and donations.  We also had the privilege to host the United States Naval Special Warfare Development Group, commonly known as Seal Team Six, along with the Denver SWAT Team, Denver Fire Department, and Homeland Security on the training exercises for the Denver Democratic Convention in 2008 .

The project was anticipated to cost $9.2 million and take 16 months to complete.  We finished the project in 12 months for $6.2 million, 4 months ahead of schedule and $3 million under budget.  This project exceeded all stakeholder expectations and was the highest performing investment in Cherokee's history.

Team Recognition

The most complicated component of the Children's Hospital project was the preservation and mothballing of the historical Tammen Hall structure.  This task required the surgical removal of two 5 story structures.  To accomplish this we hired the structural engineering firm Martino & Luth and the architectural firm Buchanan Yonushewski Group to design the technical means and methods our demolition contractor Fiore & Sons followed.   The project was completed with out one single incident.   SELECT PHOTOS BELOW.
