2785 Speer - Denver CO

2785 Speer was an Allied Orion Holdings redevelopment project located in the Jefferson Park area at the intersection of Speer and Alcott. This project transformed 10 parcels of old offices, industrial buildings, and abandoned houses into 4 continuous acres of luxury apartments encompassing 238,000 square feet with an amazing panoramic view of downtown Denver. DMG was engaged by the developer as consultant and owner’s representative to plan and execute the remediation/demolition process.

The scope of this project included site-wide utility decommissioning and environmental abatement / demolition of two large office buildings, a six-unit industrial strip, and four small houses.

This 175,000-square-foot $1.2 million demolition project was completed on time and within the original budget.

Team Recognition

This project was unique, as it involved demolition of an 80 ,000-square-foot office building along Speer Blvd, including removing an exterior wall that was right up against the sidewalk. Due to its proximity to the street, the contractor was required to close the one lane closest to the building This property is located just 4 blocks from Broncos stadium, which added to the complexity, given that the city would only issue a 1-day street closure permit in order to ensure traffic to the stadium would not be impacted.
